Vintage Communities Plans Mixed-Use Project in Gwinnett

According to a recent article in the Atlanta Business Chronicle, Lawrenceville residential development firm Vintage Communities is proposing a 1.2 million-square-foot mixed-use project – with nearly 650,000 square feet of offices – on Georgia 316 in Gwinnett County.  Vintage has developed residential subdivisions from the Lake Lanier area to Lawrenceville, and inside the Perimeter in Decatur.  It is also developing two other mixed-use projects, including one in Athens, but this would be its first to contain such a large office component.

The project would be one of the most significant class A office projects on Ga. 316 – where Scientific Atlanta is located – and would serve to complement the expanding Gwinnett Medical Center and Gwinnett Technical College.  Vintage proposes two mid-rise buildings – probably 10 to 12 stories – on about 12 acres.  Also included are 37,000 to 54,000 square feet of retail, a 6,000-square-foot restaurant, 431,000 to 499,000 square feet of residential (288 to 333 units), and a 155-room hotel.

The development could be completed as early as 2012.
